The Party Wall etc. Act 1996.

The main purpose of the Party Wall etc. Act 1996 is to provide a clear and legal framework for preventing and resolving disputes between neighbours when building or renovation work affects shared walls, property boundaries or nearby excavations. 

Core Objectives:

Preventing disputes: it gives property owners a formal way to notify neighbours about planned construction before work begins.

Protecting neighbours: it safeguards adjoining property owners from structural damage and disruption caused by nearby building projects.

Balancing Rights:  it clearly outlines what property owners are legally allowed to do on shared or boundary structures while respecting the rights of adjacent owners. 

What the Act Covers: 

Existing Party Structures: Alterations, repairs or structural changes to shared walls, floors or ceilings (such as terraced or semi-detached houses).

New Boundary Walls: Building a brand new wall on or up against a property line ( Line of junction). 

Nearby Excavation:  Digging foundations close to a neighbouring property within a 3-metre or 6-metre distance depending on the depth.
